Company background

Aeon Co. (M) Berhad. The Company's principal activity is operating chain of superstores selling clothing, food, household goods and other merchandise. Other activity is property management services. Operations are carried out principally in Malaysia.







- After a 28-year presence in Malaysia under its JUSCO stores brand, the third largest retailer in the country has decided to change and rebrand into AEON, which means "eternity" in Latin. It has also adopted a new tagline, "AEON Enriching Your Lifestyle". It replaces JUSCO, under which its stores have been operating since AEON Japan Ltd arrived here in 1984 at the invitation of the Malaysian Government.
AEON Japan is the owner of the largest retail chain stores in Japan.
All the JUSCO signages and pylon signages will be replaced in phases during the two-year rebranding exercise, it said.It said the J CARD holders will have their cards upgraded to the new AEON Member Card that will retain some of the previous J CARD benefits plus some new ones.
- "The dynamic new brand name and logo is part of the company’s strategy to enhance its profile as a leading retailer in Malaysia," said AEON Malaysia's chairman, Datuk Abdullah Mohd Yusof. AEON Malaysia said in line with its rebranding exercise, it will be organising a press launch, series of campaign posters, TV commercials, radio contest, customer engagement activities and special merchandise.

-永旺主席拿督阿都拉莫哈末尤索夫在昨日出席了股东常年大会后,于记者招待会上披露,该公司正在探讨全新的零售方式,以及计划将业务拓展至沙巴、砂拉越以及东协国家。他指出,尽管这是该公司的增长策略之一,可是在执行计划时,应该会遇到挑战。他说:“虽然我们热衷于追求规模较小的店铺和邻近购物中心的计划,可是要寻找合适的地点和得到政府批准,是有一定的困难。“那些经营一般商品商店(GMS)的日子是艰苦的,但是规模较小的格式可能会有效。”

永旺東盟區首席執行員尾山長久披露,永旺東盟放眼成為東盟區加印度的零售業三甲;不包括印度在內,東盟區常年營業額放眼450億令吉,2013與2014年越南、印度、柬埔寨超級市場將投入服務。
取代尾山長久出任永旺董事經理職的周瑪莉,也在股東大會與董事會議後表示,除了放眼在營業額、市佔率儘快成為大馬首屈一指購物商場,也能在商場管理、購物體驗帶來創意和素質,同時營造創意幹練人力資本、商業伙伴,帶來永續發展。
永旺今日委任原任執行董事周瑪莉出任董事經理職,另委49歲的裴榮裕與50歲的中田滿出任執行董事職。51歲的周瑪莉,是取代尾山長久遺下空缺。她於1985年從八打靈再也敦依斯邁花園佳世客執行員做起,先後擔任總部行政經理、營運總經理、商品高級總經理、商場營運高級總經理多職,經驗豐富。配合上述重組,現年56歲的尾山長久,受委為東盟區首席執行員兼副總裁,亦是永旺大馬副主席,負責印尼、柬埔寨、越南、寮國、印度等業務。尾山長久也擔任非獨立非執行董事。

- Aeon Mall Co Ltd, which aims to become the No. 1 retail group in Asia, plans to set up 43 new malls by 2020, its ASEAN Division, Executive General Manager, Director, Akifumi Nakamura said. The Japan-based company will build 20 malls in Vietnam, 19 malls in Indonesia and four malls in Cambodia, he said, but declined to reveal the cost of investment.

消費稅預定2015年4月1日開始實行,針對這項新措施,周瑪莉表示其影響廣泛,不過永旺會學習日本母公司過去幾年的經驗,提前準備就緒,確保與業務夥伴之間的運作維持順利。她認為,實行消費稅各具好處及挑戰性,尤其是零售業者,不僅要管理這些挑戰,還需考量業務夥伴及顧客感受,提前預設即將面對的狀況,再與業務夥伴共同演變進化。

她說,市場變化如燃油、電費調漲等趨勢是大環境難以逃避的現實問題,可是這些成本都可通過能源節約減輕,目前零售業面對最大的挑戰是市場變化速度加快、人力資源及競爭問題。不過對於未來零售市場競爭劇烈的情況,她將坦言面對,因為這會是推動公司更創意及求進步的“苦口良藥”,讓永旺從競爭中學習,變得更好、更具競爭力。“沒有競爭會讓我們渾身不自在,因為這將無法激發潛能及發掘新機會,讓業者不斷的從競爭中成長,就像永不眠休的曼谷城市一樣,零售業也是一個永不言休的領域,只有不停創造獨特體驗,才能留住顧客。”

永旺集团执行董事裴荣裕在接受《彭博社》专访时表示,竞爭以及消费模式的变化促使他们必须做出改变。「国內零售业务的竞爭其实非常激烈。在过去一年,零售面积显著增加,而且预计在未来两至三年內会进一步增加。」
裴荣裕认为,只有当公司获得授权扩展业务至国外,相信才会为市场带来惊喜。

- Seal subsidiary Seal Lifestyle Development Sdn Bhd has agreed to lease out its shopping centre building together with car parks in Bayan City, Bayan Baru in Penang, to AEON Co (M) Bhd. Seal Lifestyle will rebuild the property according to the design and specifications of AEON, for a total development cost of RM146 million.
The Bayan Baru mall will expand AEON’s mall portfolio to 24. In addition to Queensbay mall, this will beAEON’s second mall in Bayan Lepas and third in Penang. Bayan Baru is a satellite township located in Bayan Lepas. 
The shift in population south, out of George Town (18km from Bayan Baru) and towards Bayan Baru and its immediate neighbourhoods, has benefitted the township.
Although there are already two major shopping complexes in Bayan Baru — Sunshine Square (452,000 sq ft) and Bukit Jambul Shopping Complex (999,604 sq ft) — we believe AEON mall will stand out given that it is a well-known name in Malaysia and will be the most modern and newest mall in the township. We believe there would be minimal cannibalisation risk given the high population density of 1,538.8/km2 in Penang vis-a-vis 651.1/km2 in Selangor, where the group has 14 malls in total.

- Aeon said on Tuesday, June 14 that it had initiated a legal proceeding in the High Court of Malaya, Kuala Lumpur over material breaches in the agreement with D’Aseania Mall. To recap, Aeon had inked a lease and infrastructure agreement with D’Aseania Mall on Feb 17, 2006 where the latter, as the lessor, was to build the shopping centre.
Under the agreement, D’Aseania Mall was to build the complex according to the specifications and designs of AEON and lease the entire Complex to Aeon. The complex was handed over to Aeon upon completion of the CONSTRUCTION [] and Aeon started operations on Aug 22, 2008.

- AEON Co. Bhd will operate its department store and supermarket at the 1 1 Utama Shopping Centre in Petaling Jaya after it withdrew its suit against Bandar Utama City Sdn Bhd (BUC).
“Both parties have resolved the same amicably by entering into a tenancy agreement on June 23, 2011 to enable AEON to operate its department store cum supermarket at 1 Utama Shopping centre,” it said.
To recap, in the May 25 statement, it said the lease agreement dated Oct 18, 1995 between the company and BUC  had expired on Aug 18, 2010.AEON had handed over the operation of 1 Utama Shopping Centre to BUC on Aug 18, 2010 while the company has obtained an injunction from the court, among others, to continue to operate its department store cum supermarket at the shopping centre after Aug 18, 2010.

    The Board of Directors of the Company (“Board”) wishes to announce that the Company has on 2 October 2013 entered into a Sale and Purchase Agreement (“Agreement”) with AEON REIT INVESTMENT CORPORATION having its registered office at 1-2-1 Kandanishiki-cho, Chiyoda-ku, Tokyo 101-0054 JAPAN (“J-REIT”) in respect of the disposal of 18.18% undivided share of a piece of land held under Geran Hakmilik No. 76558, Lot No. 49045, Mukim Pulai, Daerah Johor Bahru, Negeri Johor, measuring approximately 35,070 square meters (or 436,036 sq ft) 
     in area (“Land”) together with 18.18% undivided share of the AEON Taman Universiti Shopping Centre erected thereon (“Building”) and bearing the postal address of No. 4, Jalan Pendidikan, Taman Universiti, 81300 Skudai, Johor Darul Takzim at the disposal price of Ringgit Malaysia Twenty Million (RM20,000,000.00) only (“Disposal Price”) which is derived from the valuation of the Land and Building in the sum of Ringgit Malaysia One Hundred and Ten Million (RM110,000,000.00) only in accordance with the terms and conditions as stipulated in the Agreement (“Transaction”).  The Land and Building are collectively referred to as “Property”. 

In consideration of mutual promises set out in the Agreement, J-REIT has agreed to grant and the 
Company, Aeon (M) Share Owner has agreed to take a lease of the J-REIT Share to continue to use the entirety of the Property for a period of 10 years at the monthly rent of RM117,466.00 per month in consideration for the Company’s performance of its obligations in accordance with the terms and conditions set out in the lease agreement. The monthly rent shall be adjusted once every three (3) years in line with the changes in the Consumer Price Index (CPI) of Malaysia provided that such increase shall not be more than ten (10%) percent from the last monthly rent payable.

    The valuation of the Property amounting to Ringgit Malaysia One Hundred Ten Million (RM110,000,000.00) only was carried out by the valuer, Knight Frank, on 1 July 2013 which adopted the Investment Method which is a method that considers income and expenses related to the Property being valued and estimates value through a capitalisation process.

    Unless otherwise agreed by the parties, the completion date is expected to be twelve (12) months from the date of the Agreement or such other date to be agreed between the Company and J-REIT.

- The buyer, AEON REIT Investment Corporation (or J-REIT) is a wholly-owned subsidiary of AEON Co. Ltd. of Japan, that is on an acquisition spree for properties within the group, with a view towards an eventual listing of the company. Besides acquiring a partial 18.18% stake in AEON Taman Universiti mall from AEON Msia, J-REIT is also acquiring stakes in nine properties from Aeon Retail Co. Ltd (Japan) and six properties from AEON Mall Co (Japan).

The entire mall is valued at MYR110m by Knight Frank using the Investment Method, which is almost four times its net book value of c. MYR28m. The disposal of the 18.18% stake for MYR20m will give rise to a MYR15m one-off gain on disposal, with minimal impact on AEON Msia’s future earnings. The disposal is expected to complete in 12 months’ time.

AEON Msia has 26 AEON stores and four Maxvalue supermarkets in Malaysia. Of the 26 AEON stores, AEON Msia owns 11 of the malls and leases the rest. The 11 properties are carried at cost in the balance sheet and the last revaluation was done in 1995. The malls would be worth much more today.

AEON will take a lease  on J-REIT’s  share  of  the  property  with  a  monthly  rent  of  MYR117.5k  to continue  using  the  whole  property  for a  period  of 10  years.  The  rental rate  will  be  adjusted  once  every  three  years.  The  company  will  be appointed  as  J-REIT’s  shopping  centre  business  manager  to  operate and maintain the property.
- Upon  completion  of  the  deal, AEON will have an additional one-off gain  of MYR15m in FY14.

Property Management Services segment’s FY14 operating profit grew 24.5% YoY to MYR218.0m, supported by higher contribution from new stores and higher rental from certain tenants.

- AEON Co (M) Bhd plans to invest as much as RM200 million in a new shopping centre in Rawang, Selangor, which will be the company’s 28th store in Malaysia. Its managing director Nagahisa Oyama said work on the shopping complex was expected to start in January and the completion date was one year.
Bernama quoted him as saying the shopping complex would be built on a five hectare site and would have 100 shops.
Oyama said AEON planned to build between one and two shopping complexes next year (2011) and was looking for a suitable location either in Ipoh, Sungai Petani or Penang.  He did not rule out the possibility of setting up an shopping centre in the east coast.

- Based on the size of the land bought, the mall could be one of the biggest to be owned/leased by Aeon via its maiden venture into the state of Kedah. Its nearest outlet is in Bukit Mertajam about 30km away from Sungai Petani. 
Sungai Petani is the state’s second largest town after Alor Setar, with a population of more than 300,000. Sungai Petani has many malls and shopping centres such as Central Square, Village Mall, Lagenda Height Tesco, Sungai Petani South Tesco, Giant Hypermarket, Econsave, Billion, Sp Plaza, and Parkson (opened in 1992). Having a new shopping mall in this area would allow Aeon to ride on its strong brand name as well as its family-oriented, one-stop shopping centre concept and capture a decent market share.
A comparison with previous land acquisitions undertaken by the group and the recent asking prices for commercial land in Sungai Petani indicates that the purchase price of RM41 psf is fair. Financing will not be an issue as Aeon has cash of RM175.2 million.
Given that the mall will only open in the next two years (construction usually takes about 15 to 18 months), we are not making changes to our forecasts at this juncture.

- All stores and shopping centres under the group are currently located in the west coast of Peninsular Malaysia. There is room for expansion into the east coast and East Malaysia, ie Sabah and Sarawak. The markets in Sabah and Sarawak are not entirely underserved, with the dominant players and first movers being Parkson, Giant and The Store. Nevertheless, what works to AEON’s advantage is the strong branding of its Jusco stores as well as proven management capabilities. The group has not yet set any specific timeline for expansion, but market evaluation and feasibility studies have been carried out. 

AEON is in the midst of acquiring land in Sungai Petani (Kedah), Bukit Mertajam (Penang) and Kulai (Johor). Construction typically takes 11⁄2-2 years so these stores may open only in 2014-2015. For 2013, two stores will be opened but the respective locations have not been identified yet. With zero debt, net cash of RM341m (as at end-December 2011) and annual operating cash flows of more than RM300m, the group should able to fund new store expansions without raising additional funds. Should it expand into East Malaysia, we believe the strategy would be to buy land and construct its own malls rather than rent space in existing ones.


- Sabah and Sarawak are, respectively, the third and fourth most populated states in Malaysia, after Selangor and Johor. AEON’s foray into these two East Malaysian states will put it in direct competition with existing and upcoming shopping centres, given the first-mover advantage by its competitors. Parkson Holdings already has a presence in the biggest mall in both Kota Kinabalu (1 Borneo; NLA: 1.2m sq ft) and Kuching (The Spring; NLA: 420,000 sq ft). Nonetheless, we believe that AEON’s strong branding and proven management capabilities will stand it in good stead.  




Huge malls mushrooming in Kuching. Presently, there are only two big shopping malls in Kuching, namely, The Spring (NLA: 420,000 sq ft), which opened in January 2008, and The Boulevard (NLA: 720,000 sq ft), which opened in December 2007 and is partially occupied by both Parkson and Giant. Four other malls are under construction, with CityOne Megamall expected to be the largest upon completion with an NLA of 620,000 sq ft. In addition, there are two standalone Giant hypermarkets within a 7km radius of the town area. To-date, there are four Parkson stores and six Giant stores in Sarawak, located in its three main cities of Kuching, Sibu and Miri. 



Two dominant players in Sabah. The Store Bhd has 17 Milimewa supermarkets and department stores spread across Sabah. Giant, on the other hand, has a total of 17 stores with 14 of them in Kota Kinabalu. Neither Tesco nor Carrefour has a presence in Sabah and Sarawak as yet, while Parkson has two stores in Kota Kinabalu of which one is in 1 Borneo Hypermall. Besides Kota Kinabalu, AEON should also eyeing other underserved cities like Tawau and Sandakan, which have about the same population as Kota Kinabalu of more than 400,000.

- The retailer has acquired land in Sungai Petani, Kedah; Bukit Mertajam, Seberang Perai; and Kulai, Johor, which are scheduled to see store openings in 2014-2015. The total cost for the three stores is expected to be between RM600 million and RM750 million, with a total net lettable area of between 1.35 million and 1.65 million sq ft.
On whether there will be any openings next year, Nur Qamarina said: "Our target is to open at least two stores per year and we will announce it in due course."
Meanwhile, the retailer expects to spend some RM80 million to RM100 million to renovate up to three of its stores.

- Looking at the trend of land acquisitions in recent years, we note the group’s intention to enhance recurring income from this segment. This appears to be a trend across the industry, with Parkson Holdings Bhd and even property developers like WCT Bhd entering the mall management business. 
On July 17, Aeon terminated the acquisition of a piece of land and a shopping centre at Bandar Sri Permaisuri in Cheras. The sale and purchase agreement dated Feb 18, 2009 was aborted due to the non-fulfilment of the conditions.

- Aeon Co Ltd plans to expand its operation in Southeast Asia, banking on the region's fast growing economies such as Vietnam and Indonesia, as operation in home market Japan post minimal growth.
Oyama said under the group's three-year medium term management plan starting fiscal year 2011 through to 2013, Aeon views the "Shift to Asian Markets" as key realising growth outside of the Japanese market.
On the back of such strategy, the group has explored new growth opportunities in new geographic and business areas using its China and Asean headquarters to accelerate an integrated approach to Asian business development. Aeon is planning to expand its operation in Southeast Asia into new emerging markets such as Vietnam, Cambodia, and Indonesia. The group has allocated ¥30 billion (RM1.15 billion) to open its first stores in these countries by 2014.
Aeon Co Ltd of Japan (not Aeon Malaysia) is acquiring Magnificient Diagraph Sdn Bhd (MD), the Malaysian company which operates Carrefour stores, for ¥15 billion. MD will be renamed as Aeon BIG (M) Sdn Bhd and it will be under the purview of the Aeon's Japanese parent company. "This transaction will make Aeon the number two retail group in Malaysia including 'AEON' stores in general merchandise stores (GMS) format, 'MaxValu' in supermarket format, and 'AEON BIG' in hypermarket format," said Oyama. The acquisition of Carrefour Malaysia brings Aeon's total stores in Malaysia to 51, with ¥122 billion in revenue. Oyama said the group is targeting to become the number one retailer in Malaysia with 100 stores and ¥300 billion in revenue by 2020. Aeon has also chosen Kuala Lumpur as its headquarters for its Asean operations through the commencement of Aeon Asia Sdn Bhd.

- Aeon will be investing 30 billion yen (RM1.1 billion) to open its first stores in Vietnam, Indonesia and Cambodia by 2014. 
- Japan’s top supermarket operator Aeon Co Ltd will spend 300 billion yen (RM11.4 billion) to open 45 new stores (+ existing 55 Aeon stores and Carrefour hypermarkets under Aeon Japan = 100 stores) in Southeast Asia by 2020, in addition to the 15 billion yen (RM572 million) to buy the Malaysian operations of France-based grocer Carrefour SA. 
Aeon’s Asean business chief executive officer Nagahisa Oyama said the group will be investing 30 billion yen (RM1.1 billion) to open its first stores in Vietnam, Indonesia and Cambodia by 2014. The 300 billion yen investment will be in stages and it will include renovating and rejuvenating the existing 55 Aeon stores and Carrefour hypermarkets under Aeon (Japan).
Aeon is the third largest retailer here with 29 stores and its regional headquarters is based in Malaysia. As at end-2011, the stores generated RM2.6 billion in net retail revenue. Carrefour Malaysia, meanwhile, is the fourth biggest retailer with 26 stores that generated sales of 400 million euro (RM1.6 billion) in the 12 months to June 30 2012. The acquisition of Carrefour Malaysia gives Aeon a spot as the country’s second largest retail group by sales. However, Carrefour Malaysia is loss-making as it registered a net loss of RM81 milllion in 2011 from RM2.9 million in 2010 due to rising overheads.
The group operates in Thailand, the Philippines, Vietnam, Indonesia and Cambodia mainly as a credit service provider.

馬銀行研究說,大馬永旺要把旗下資產“產託化"之前,需考慮以下兩大因素:

- Management informed that CAPEX of approximately RM400m has been allocated for FY13. Expect the bulk of application to be on (i) adding to the Max Value chain of supermarkets in the Klang Valley, and (ii) a new Aeon Shopping Centre in Kulai, Johor. From various media reports, we gather that the Kulai mall is already in the process of being constructed on two parcels of land measuring 380,407 and 413,215 square feet which were the subject of the Sales and Purchase Agreement (S&P) entered into by the Group in Dec 2011. The location of the Aeon Mall is believed to be as per Diagram 1 below. This will be Aeon’s fifth Aeon Mall in Johor. 

Management further shared that its community pharmacies branded Aeon Wellness will become increasingly visible in the coming years. The Group plans to open Aeon Wellness outlets in its existing and future Aeon malls. There are currently only four Aeon Wellness outlets. Based on our surveillance of emerging community pharmacies located within malls around the country, we estimate revenue per community pharmacy to be RM4.0m/annum.

Assuming Aeon Wellness were to be opened in all of the remaining leased and owned malls plus in the malls in which it is the anchor tenant, the hypothetical FY12 revenue contribution would be an estimated RM88.0m. This would represent approximately 3.1% of FY12’s retailing segment revenue or 2.7% of Aeon’s FY12 total revenue.

- Retailer AEON Co(M) Bhd, which operates 30 stores in Malaysia, will invest RM240 million this year, in a spanking new shopping mall-cum-retail store in Kulaijaya. "With a 430,000 sq ft floor space, the store is slated for completion in December. 
"With the opening of the new store, the company will have 31 stores nationwide," said chairman Datuk Abdullah Mohd Yusof.
Meanwhile, AEON managing director Nur Qamarina Chew said the company has allocated RM350 million for capital expenditure (AGM2012). Out of this, RM120 million has been set aside for the refurbishment of existing outlets. For a start, AEON wil focus on the refurbishment of its Ipoh Kinta City outlet slated to be carried out after the Hari Raya festive season. "We are going to renovate the Bandar Puchong and Bandar Sunway outlets next year," she said, adding that AEON will focus on the refurbishment of one or two shopping mall-cum-retail stores, annually"Stores need to be up-to-dated to offer a better experience for customers as lifestyles keep changing," said Nur Qamarina, adding that AEON, which had grown steadily over the years, remained committed to its mid-term strategy to solidify its position as the market leader.

- The company said in its annual report that it was on schedule to open a three-level community shopping centre in Kulai, Johor, by year-end. It had said last year that it intended to mark its presence in east Malaysia by 2015.
Aeon has allocated some RM350mil in capital expenditure for this year, the same as last year. It will use the money for the opening of the Kulai store as well as refurbishing existing stores.

- Aeon Big (M) Sdn Bhd plans to open six new hypermarkets as part of the company’s strategy to further strengthen its presence in the retail segment in Malaysia. Its managing director and Aeon Asean chief executive officer, Nagahisa Oyama, said all the six outlets would be opened between 2014 and 2016 in Johor, Kedah, Kelantan, Perak, Selangor and Terengganu. He said initially, the company’s main focus was Johor, Penang and Selangor due to vast developments taking place in these places but now had shifted its strategy. Oyama said competition in the retail sector in the three states was becoming more intense with too many players around, and the market was also too fragmented. “Our strategy now is to be everywhere in the country to reach out to our customers instead of focusing only on certain areas which is not good for long-term growth,’’ he said.

“We are now focusing on secondary towns in these states as they (secondary towns) also offer good long-term growth prospects for us,’’ said Oyama at the opening of Aeon Big Kluang outlet on Saturday. This is the first hypermarket opened since the conception of Aeon Big Malaysia in October 2012 under the umbrella of Aeon Group. 

Oyama said it had two options when opening the new outlets – spending RM80mil on the hypermarket construction or renting the building from a third party for RM20mil to RM30mil.

“联营公司将在大马的一站式购物中心,从事家具零售、家具配件和相关服务。” 该集团希望此联营项目,可在2014年6月前完成。

- AEON announced that it had entered into a 70:30 Joint Venture (“JV”) agreement with Index Living Mall Company Limited ("ILM") to jointly incorporate a private limited company in Malaysia, to be named "AEON INDEX LIVING SDN BHD". Under the agreement, the paid up share capital of the JV company shall be RM45.0m, where AEON’s investment portion amounts to RM31.5m (70%). The JV agreement is expected to be completed by June 2014 and will be financed by internally generated funds.
The tie-up with ILM, a Thailand-based furniture retailer, would enable AEON to expand its business into furniture retailing by providing complete selections of unique designed and high quality home and office furniture and various home fashion products accessories and related services.

There will be more new outlet openings in FY13-14 (ie. a 457,000sq ft shopping mall in Kulai in Dec-13, and two more in Bukit Mertajam and Sungai Petani in FY14 respectively). Additionally, there would also be a refurbishment existing malls, such as in Wangsa Maju and Bukit Raja.

- Japanese retailer Aeon Co (M) Bhd has set aside RM700mil this year to open three new Aeon outlets and two MaxValu stores as it boosts spending to expand its presence into smaller towns. Of the three Aeon outlets, two of them will be part of new shopping centres in Bukit Mertajam, Penang and Taiping, Perak, which Aeon Co will operate. It will also be an anchor tenant in upcoming Quill City Mall in Kuala Lumpur. Executive director Poh Ying Loo said the company had yet to finalise the location for the two proposed MaxValu stores, which will cost about RM5mil each. It will also use part of the planned capital spending to refurbish selected existing stores and plan future outlets. Currently the general merchandise store and supermarket chain operator has 27 Aeon outlets and four MaxValu stores in Malaysia.
The outlets would cost a combined RM450mil. Last year(2013) the company’s capital expenditure was RM500mil with one new store in Kulaijaya, Johor.
It was recently reported that it was aiming to expand into Kedah, Kelantan, Terengganu, Sabah and Sarawak five states over the next five years. Aeon Co is also exploring collaborations with Japanese food and lifestyle brands to introduce them to the Malaysian market this year.
On the rising cost of living, managing director Nur Qamarina Chew said Aeon Co had always adjusted its prices to stay attractive to consumers, offering discounts of up to 70%. “So far we have cut prices for about 200 items and we’re looking to increase that for as many as 2,000 items this year,” she said. 
On other plans, Poh added that the group had engaged local consultants to look into preparations for the Goods and Services Tax implementation next year. 
“We have set up our project task team and hope to get things ready by year-end.”

- AEON has so far opened one store this year and will open another two AEON stores by year end (Bukit Mertajam,Taiping,Quill KL), and one MaxValue store. 2015 will see the opening of another three AEON stores. 


- Blended SSSG in 2Q14 was +4% YoY compared to +3% YoY in 1Q14. New stores such as the ones in Rawang and Bukit Indah are contributing double- digit SSSG after having been in operations for more than three years. While its Mid Valley outlet continues to be the largest contributor to revenue, but SSSG has flattened out. 


- While sales held up in 2Q14, operating expenses were much higher due to several factors and these include:

  • Advertising and promotion expenses that were 30% higher YoY due to additional spending on AEON’s 30th anniversary celebrations;
  • Higher electricity costs due to the recent tariff rate hike. Electricity expense accounts for about 3% of AEON’s total revenue and though the tariff rates jumped 17% YoY, AEON’s own electricity costs rose a slower 11% YoY due to energy saving initiatives.
  • Renovation costs incurred in the first half of the year for its Bandar Puchong, Bandar Baru Klang, Wangsa Maju and Ipoh branches, among others.
  • Opening costs incurred in relation to the opening of the Bukit Mertajam store in June.

To date, AEON has opened just one new store in Bukit Mertajam in June. There are planned openings in 3Q14 and in 4Q, two AEON stores will be opened – one in Quill City (KL’s golden triangle) and the other in Taiping. Having closed down the MaxValue store in Kota Kemuning (Shah Alam), AEON will be opening one in Gamuda Walk (Kota Kemuning). These new store openings will take the number of AEON stores to 29 by year end and the number of MaxValue stores to 4. 今年7月,永旺才宣佈以3千480萬令吉,收購柔佛峇株巴轄87萬1千200平方英呎土地,以興建購物中心。豐隆研究與肯納格表示,永旺將會以內部資金完成收購,有關地段靠近新那旺首要地段,收購價相當合理。達證券認為,新那旺當地商業地段每平方英呎均價為110令吉(平均每平方英呎為59令吉),永旺能以折價添置地庫,相信是商場承建工程將由地主承包的關係。豐隆說,以90萬零9千500平方英呎來計算,料該商場出租面積(NLA)為55萬至60萬平方英呎。預計永旺2014及2015財政年的資本開銷將增至5億至6億令吉。目前,永旺在芙蓉只有一座商場。

肯納格說,永旺最大的競爭對手特易購(Tesco)及巨人(Giant)已進駐當地,料該公司面臨一定的競爭。預料新商場將從2017財政年開始貢獻淨利。

AEON’s 2Q15 sales dipped 5.4% YoY to MYR811.1m, mainly due to weaker consumer spending post goods and services tax (GST) implementation, with its retail segment reporting a 7.8% YoY decline in revenue. The property management segment, on the other hand, continues to be the saving grace for the group, having posted 8.7% YoY sales growth, mainly on contributions from its new shopping centres. Last year, AEON opened a new store in Quill City Mall, Kuala Lumpur, and two new malls in Bukit Mertajam and Taiping.
2Q15 EBIT margin, however, plunged to 3.2% (1Q14: 8.4%) as its retail business recorded a segmental loss of MYR18.3m during the quarter. This can be attributed to: i) slower sales growth, ii) higher operating costs, and iii) greater initial costs associated with new store openings. Sequentially, 2Q15 revenue and earnings declined 30.3% QoQ and 52.5% QoQ respectively, due to strong pre- GST buying in 1Q15.

传永旺(AEON,6599,主板贸服股)计划以至少8000万令吉,脱售位于蕉赖皇冠城的永旺购物商场。消息指出,该公司上月开始邀请有意者参与竞标,并将底价定在8000万令吉,且得标者需承担6%的消费税。根据该文件,永旺将竞标截止日期定在9月1日,不过据悉延长至上周才截止。
该公司是在2008年以2439万令吉购入该批土地,并兴建蕉赖皇冠城永旺购物商场,该商场拥有680个停车位,建成面积为29万9979平方尺。截至去年12月31日,该商场的净账面价值为5909万令吉。
永旺执行董事裴荣裕未有针对此事,作出回应。
消息指,永旺计划脱售该购物商场,主要是为了配合业务方向转型,以及避免发生自身蚕食的情况,而未来发展策略是拥有占地至少12英亩的大商场。
这并非永旺首次脱售旗下的购物商场,回顾2005年,该公司以1亿2100万令吉,脱售霹雳怡保近打镇的购物商场后再回租。2013年,该公司也以2000万令吉将柔州大学城购物商场的18.18%股权,售予永旺产托。

The rise of 99 Speedmart. We notice that mini market operator 99 Speedmart has opened new stores rapidly over the years. From one store in 1987, it now has 321 stores and all are located within Kuala Lumpur and the state of Selangor. At the opening of one of its stores last year, management said that the company is looking to set up 400- 500 stores in the Klang Valley before moving out to major cities nationwide. We do not see 99 Speedmart as a direct competitor of AEON as it has its niche market which provides convenience to its customers in the neighborhood.

- 9M12 operating profit increased by merely 2% to MYR178m despite healthy sales growth. Improvements in the mall management segment were offset by the margin erosion in the retail business. This is partially due to the start-up operating costs from the new stores but we expect the situation to improve towards the year end as shopping activities intensify. Notably, the mall management segment has outperformed the retail business, contributing 61% of the group pretax profit in 9M12, compared to 50% in 9M11.

- Revenue from the mall management business has improved continuously in the last two years, with 1Q13 revenue up 17% YoY and 3% QoQ to MYR118m. More importantly, operating profit from the division jumped 31% YoY to MYR46m, accounting for 64% of the group’s operating profit in 1Q13. The improved performance was partially due to its new malls in Station 18, Ipoh (opened in Mar 2012) and Seri Manjung, Perak (Dec 2012) coupled with higher rental rates at its existing malls, which saw operating margins at the division rising 4ppts YoY.

- Group revenue grew modestly by 5.7% YoY to MYR893m. Retail sales growth was driven by a higher number of loyalty card members’ days, while rental income from property management expanded 5% YoY aided by increased contributions from its existing and new shopping centres AEON Station 18 and AEON Seri Manjung. Group net profit expanded by a faster pace of 11% YoY as the group managed to achieve slightly higher operating margin of 9.1%, coupled with the lower tax rate of 30.4% in 3Q13.


- More importantly, operating margin of the retail segment improved to 5.6% in 3Q13, from 4.5% in 3Q12. As a result, operating profit from the retail segment surged 31% and 32% YoY in 3Q13 and 9M13 respectively. For 4Q13, we expect retail margin to expand further to the 9-10% level as the group typically enjoys higher margins during the year end school holidays and festival season.
